The Challenge

This Tacoma homeowner was relying on electric baseboard heating and had an older single-zone ductless unit that was no longer meeting the home’s comfort needs. The goal was a modern, energy-efficient solution that could handle both heating and cooling across the main living space and a back bedroom without requiring ductwork installation.

The installation presented a few specific logistics to sort through:

  • Refrigerant lines needed to run through the attic, following the same path as the existing lineset
  • A condensate pump was needed for the back bedroom head to ensure proper drainage if gravity drain wasn’t practical
  • New electrical disconnect and whip were required for the updated system
  • Outdoor unit pad and crushed rock leveling were needed for a stable, code-compliant installation
  • Existing line hide was preserved or replaced as needed to keep the exterior clean

 

Our Solution

Pacific installed a Mitsubishi MXZ-4-D30NL multi-zone outdoor condenser paired with two GX Series wall-mount indoor heads: an 18,000 BTU unit in the main living room and a 12,000 BTU unit in the back bedroom. The refrigerant lines were routed through the attic following the established path, keeping the installation clean and minimizing disruption to the home’s interior.

A new concrete fiber pad with crushed rock leveling was installed for the outdoor unit, and a new electrical disconnect and whip were added to meet code requirements. The condensate from the back bedroom head was evaluated for gravity drain options, and a condensate pump was included in the plan to give the homeowner flexibility. The team also coordinated the permit and inspection process as part of the installation.
